We build

This Started With My Own Backyard
Fifteen years ago I bought a house in Upstate New York with a backyard that was empty and had no purpose to it.
I had left the city for a reason. I wanted to start a family, build a better life, and spend more time outside with my kids. What I learned quickly is that having a yard is not the same as having somewhere to be.
When a space has no function, it does not get used. And when it does not get used, you lose the cookouts, the birthdays, the ordinary evenings that would have happened out there.
As I worked on my own property, I saw how much the right outdoor space changes the way a family lives in its home. An empty yard became the place my kids played, where friends came over, where we ended up on summer nights.

Does Your Deck Need a Repair or a Rebuild?
Not every bad deck needs to come down. We get calls often from people who think theirs is finished. Half the time it is not.
A few boards cupping or a railing that wobbles is usually a repair. We see it constantly around Rotterdam and Schenectady, decks from the 90s and early 2000s built on pressure treated frames that just need boards swapped or hardware tightened.
Two things you can check yourself
Walk the deck slowly.
Feel for bounce in the middle of a span. Bounce means the joists are moving, and that is a frame problem.
Press a screwdriver into a post near the ground.
If it sinks in soft like wet cardboard, that post is rotted from the inside. Staining will not fix it.
Signs the frame has failed
- The deck sways or bounces when people walk across it
- The ledger board is pulling away from the house, or gaps are opening where it meets the siding
- Posts or footings have heaved or sunk from freeze and thaw
New boards on top do not change what is underneath.
If the frame is still square and the problem is just the surface, that is a re-deck, not a rebuild. We check the joists, the ledger, and the posts first, and we tell you straight.
Sometimes that answer is to save your money this year.

How much does a deck cost in Rotterdam?
We price on square footage and linear footage, with an adjustment for complexity on more intricate builds.
Rather than quote a number that will not match your project, we walk the space, measure it, and put a written quote in front of you after the free consultation. Materials get ordered through our Lowes trade account and the 15 to 20 percent discount goes to you, so you are not paying a markup on lumber.
Do you charge for the design and estimate?
No. The consultation, the 3D rendering of your deck on your house, the material samples, and the written estimate are all free with no obligation.
How long does a deck take to build?
Most decks run one to two weeks start to finish. Fence work usually goes faster, often one or two days.
Multi-level decks and anything with a roof over it take longer. Material lead times can add a week or two on the front end depending on the composite color you pick.
Should I choose composite or pressure treated?
It depends on how long you plan to stay and how much upkeep you want. Pressure treated costs less up front but needs staining or sealing every couple of years. Composite costs more at the start and just gets washed. We work in Trex, Deckorators, and Azek TimberTech.
Here is the part most people do not think about. Our winters swing from below zero to summer days in the nineties, and composite boards expand and contract with that. Gapping and fastening during install matter as much as which board you picked. We have seen decks where the boards went down without accounting for that movement, and a few years later everything was buckled or gapped wrong.
Pressure treated moves too. It splits and warps instead of shifting evenly. Neither one is wrong. We bring both to the first meeting so you can hold them side by side before you sign anything.
Are you insured?
Yes. We carry a million dollars in general liability coverage on every project.
What kind of warranty do you offer?
Five years on our labor, with the terms written into your contract.
Materials carry the manufacturer’s warranty on top of that. Trex composite runs from a minimum of 25 years up to 50 years on higher tier product when it is installed correctly.
Do I need a permit for a deck?
Most deck construction around here requires one, and we handle it. An inspector checks the footings before the frame goes on.
It protects you later, because an unpermitted deck can hold up a sale or an appraisal. We do not build without a permit when one is required.
How far out are you booked?
Right now we are about four to eight weeks out. Earlier in the season it is usually closer to two to four weeks.
If you are planning for next spring, getting the design done over the winter is how you get an early slot.
